SPACE Just a quick drive to Big Bear Lake, this cabin is truly immersed in nature with the forest in your backyard and plenty of space for you and your loved ones. Park with ease at the cabin right next to the front deck. Access to the property is just up a few steps. Main Level - 2 front doors lead into the open living room, dining area, and kitchen - Living room with 2 large sofas, fireplace, smart TV, and ceiling fan! - Dining table with 3 chairs and a bench seat - Kitchen with updated appliances includes fridge/freezer, microwave, stove, oven, dishwasher, coffee maker, and general cookware, dinnerware and utensils - First bedroom with queen bed, ceiling fan, nightstands with USB ports - Second bedroom with queen bed, rocking chair, ceiling fan, and nightstands with USB ports - Third bedroom with bunk bed (twin/full), nightstand with USB ports - Bathroom with dual sinks, shower/tub Downstairs - Huge second living room and entertainment area complete with pool table, basketball hoops, and air hockey, as well as large sectional sofa, two lounge chairs, smart TV. Also includes fridge/freezer, microwave, and stacked laundry (washer/dryer) - Bathroom with large walk in shower - Bedroom with queen bed, ceiling fan, and storage space Outside - Front deck with two chairs for lounging and enjoying the scenery - Backyard with room to stretch your legs in the shade ADDITIONAL RULES Please take the time to carefully review our listing. A booking request constitutes your complete acknowledgment of the listing description, amenities, check-in/out processes, and acceptance of the rules. GENERAL RULES: - No parties, events, or occupancy over 9 people and 2 cars max allowed. You must be over 21 to book this property. Your reservation can be canceled if you are under the age of 21 and/or have negative reviews from other hosts. Treat our home as you would your own. Please address any spills quickly to avoid extra fees. There will be an additional cleaning fee for any stains on linens or sofas. A fee of $100 will be applied for a late checkout if you do not check out at the time listed. NOISE: Please do not disturb neighbors after 10 pm with a loud noise. Local ordinances prohibit excessive noise and guests can be evicted without refund by the local governing agency. PARKING: Only park in our designated parking spots. CHILD SAFETY: Please note that while our home is family-friendly, the outdoor area is not childproof. NO SMOKING/VAPING/DRUGS/: Our home is non-smoking, non-vaping, and no drugs ($500 fee for smoking inside). Please do not use our backyard as a restroom as it will be subject to a $150 cleaning fee. Please for safety reasons do not burn candles in our cabin. GRILL: Propane for outdoor grill is on an honor system. No outdoor wood-burning fires are allowed due to trees/fire safety. Please return the covers to the grill after it has cooled down to prevent sun damage. FIREPLACE: Wood is not provided but can be purchased at stores around town. Do not use wet wood as it will fill the house with smoke and set off fire alarms. Animals such as ants, mice, spiders, moths, flies, chipmunks, birds, and rabbits (along with bears, coyotes, mountain lions, wild donkeys, etc.) are native to Big Bear and it is typical in the mountains to have an occasional sighting of any of these creatures, especially during particularly dry/hot seasons when they are searching for water or cold seasons if they are searching for food. Please keep in mind you are booking a trip in the wilderness - we are in a mountain town & are located in their territory. We prepare for such sightings with traps, spray, routine cleaning, and maintenance, etc., but we give no refunds for seeing any of these creatures & want to prepare our guests for what to expect. Please do not leave any food out and be sure to use containers or zip-lock bags - unfortunately, we do not provide those items but they may be purchased at many of our local convenience and grocery stores. THE FOLLOWING RULES ARE SET BY THE SAN BERNARDINO COUNTY: PARKING All short-term renters must park on the rental property. No street parking is allowed. The number of approved spaces for your rental can be found on the information posted outside the unit. NOISE We know you have good taste in music, but your neighbors might not. So turn down the volume and keep all noise to a minimum. Guests are advised to adhere to quiet hours between 10 p.m. and 7 a.m. PETS Pets are required to be leashed or kept in an enclosed area on the property at all times. Dogs are required to be licensed. Barking or other animal noise may result in noise complaints. TRASH Please place all trash in approved containers. Ensure containers are closed to keep animals out. Do not place trash bags or other uncontained trash anywhere on the property. OCCUPANCY Exceeding the occupancy limit could result in expulsion from the rental, fnes, or both. The approved number of people allowed in the unit can be found on the information posted inside the unit. PROHIBITED USES Short-term rentals may not be used for commercial purposes, such as flming, corporate retreats, conferences, or wedding receptions. COMPLAINTS The County operates a 24-hour hotline where residents can report short-term rental violations. All complaints are investigated and can result in a $1,000 citation. REGISTRATION/CHECK-IN You should receive a complete copy of the rental unit rules and regulations from the owner as well as information about penalties for violations. If you do not, please request this information. Review it closely to ensure you understand your responsibilities while renting the property.
