The location is 2 miles from downtown Pagosa Springs. If you are looking for a super bougie RV Park.... THIS IS NOT IT. There are several projects under way but we are not done. Enjoy reading your book in a hammock located in the common space. Experience all that Pagosa has to offer at an extremely reasonable cost. WINTER: The water at each of the sites is drained for winter to prevent freezing. There is year round water accessible at the park, just not at each site.

Basic RV camp spot 10 minutes from Pagosa Springs. All was good and as advertised. Communication with Host was clear & timely.
We had a great time! Our spot 13 is next to an open field. This worked out great for our dogs to play. Jim was so nice.
Nice forested camp close to Pagosa Springs with access right off Hwy 160. The link for directions send us down Pike Dr, which we followed but had to turn around, go back out to the Hwy and turn left just east of a red house (there is also a real estate style sign that shows "Pagosa Basecamp"). Dark and quiet, we really enjoyed our stay. A new bathroom/shower building is under construction.
